【 摘 要 】
For sustainable development, the construction industry, as well as with the purpose of renovating the housing stock with physical and moral depreciation of the housing renovation program. Reconstruction of five-story houses of the period of industrial housing construction in 1957-1968 in accordance with modern requirements for the comfort of housing, existing regulations, in particular in the city of Moscow, often requires greater costs than the erection of new, modern multi-storey buildings on the site demolished. Renovation of obsolete residential buildings is planned to be carried out in compliance with the town-planning requirements, taking into account various parameters (density of construction, comfort level, parking spaces, greenery of the territory, calculation of social facilities, transport and pedestrian accessibility, etc.). Taking into account the modern requirements of construction, operation and, above all, the modern level of residents' comfort, the parameters of the operational characteristics of the housing facilities under the renovation program are estimated. Based on the requirements of the existing normative documents, a comparison of the indicators of the elements of modern and outdated residential buildings is given. A comparative analysis of the operational parameters of houses built in the middle of the last century, with the parameters of the modern series of houses, shows the expediency of renovation of housing, taking into account the prospects for use, reliability, convenience, functional and aesthetic component of not only the quarter residential development, but also the city as a whole. The results of the comparative analysis can be applied to town planning decisions and when justifying the feasibility of constructing modern, well-maintained housing on the starting sites for resettlement.
